TRANSFORMATION ZONE

AZCA Business Area

RENAZCA Project

  • The AZCA area will be transformed into a more connected, open and safe space under the umbrella of sustainability and various innovative elements, as well as cultural and leisure areas.
  • RENAZCA is a private initiative formed by MERLIN Properties, GMP, Alba Patrimonio Inmobiliario (ALBA) and Monthisa, and will soon be joined by new incorporations, including El Corte Inglés. These companies have joined together in the public interest, with the aim of regenerating and improving the public space of AZCA.

The Winning Project

This project will turn the AZCA area into a more connected, open and accessible space under the umbrella of sustainability, creating a highly biodiverse urban ecosystem made up of native plant species, recovering old riverbeds that mix rainwater harvesting and storage systems for irrigation and fountains.

At the heart of the superblock, a large green meadow is deployed, capable of hosting outdoor activities that can be attended by between 200 and 10,000 people.

As part of the strategy to promote biodiversity at the site, the aim is to replicate existing plant typologies in the Madrid region, planting native species and creating new urban habitats.

AZCA will be a benchmark for the city’s public space, welcoming, safe and full of life where leisure and cultural activities can be enjoyed throughout the year.

In this regard, the project proposes to incorporate a fresh produce market, a children’s playground, an outdoor library, a sculpture garden, cafes and bars, a greenhouse and even an outdoor co-working area and a FabLab.

Finally, the site’s subway vehicular accesses have been upgraded to fit more integrally with the proposal, reducing the visual impact of cars and turning the environment into a new pedestrian paradise. Multiple stairways are eliminated with a new layout of a network of handicapped-accessible circulation routes.

On the other hand, the collection of rainwater, channeled through fountains and water games that rescue the pre-existing riverbed that allows the storage of water for irrigation and fountains that can be emptied to make way for concert stages and other uses.
