The consulting firm TC Gabinete Inmobiliario has successfully closed a new real estate investment transaction in Madrid, advising Tectum and Vivenio, two of the main players in the rental housing market in Spain, on the purchase of two residential buildings for affordable rental hostings located in the Villaverde district of Madrid.

This transaction highlights the continued interest of investment funds in residential rental housing, particularly in affordable rental housing, which, given the current shortage of supply, represents one of the most important challenges to be addressed in both Madrid and Spain.

This housing shortage problem can only be solved by creating the conditions for developers such as Tectum to produce the homes the market needs, which inevitably must end up in the hands of vehicles specialized in their management and operation, in a professional manner and with a long-term vision.

In this context, the Dutch fund APG and the Australian fund Aware Super, through their REIT Vivenio, have seized the opportunity to close one of the most important residential transactions of the year so far.

At TC Gabinete Inmobiliario, we have been working on this transaction for over a year, and after much effort, we are proud to have participated in such a relevant transaction within the current real estate landscape in Spain. We hope to continue contributing our small part to increasing the stock of affordable housing so that people can continue to access decent homes.

The two buildings are located in Villaverde, one of the most modest areas of Madrid, and have a total above-ground built area of more than 14,600 m², distributed across 205 units (131 + 74), consisting of studios and one- and two-bedroom apartments.

In addition, both buildings have been awarded a BREEAM “Good” Certificate and include a total of 248 parking spaces, 90 storage rooms, and communal areas such as landscaped gardens, a swimming pool, concierge service, bicycle parking, smart locks, and security services.

We are grateful for the trust placed in us by both Vivenio and Tectum, with whom we have maintained an excellent relationship for years, and alongside whom we closed the sale of the Tectum I portfolio, consisting of 7 buildings and nearly 1,000 homes—one of the most significant BTR (Build to Rent) transactions at the time.
