Real estate consultancy firm TC Gabinete Inmobiliario has successfully closed a new property investment deal in Spain, advising AXA Investment, one of the largest residential property owners in Europe, on the sale of 5 residential buildings located in Madrid, Barcelona, and Valladolid. The assets were part of the “Basoa” portfolio, and the transaction as a whole exceeded 30 Mill. €.
Marketing the property portfolio posed a significant strategic challenge due to the diversity of the assets, which featured highly varied locations and characteristics, making their joint sale to a single investor more difficult. To maximize the potential of each asset, TC Gabinete Inmobiliario designed a marketing strategy targeting different investor profiles, which made it possible to maximize the sale price of the transacted assets.
After several months of work and effort by TC Gabinete Inmobiliario’s investment team, we successfully executed the sale of 5 buildings in 3 independent transactions: two buildings in Madrid (in the Arganzuela and Tetuán districts), two in Barcelona (in the iconic L’Eixample neighborhood), and one in Valladolid. The portfolio totaled 11,500 m² of floor space, 151 residential units, and 234 parking spaces.
The Barcelona buildings were acquired by an investment fund based in Catalonia, specializing in residential assets with a value-add strategy. The Madrid buildings were acquired by a national management company, also with a value-add investor profile.
The Valladolid building, which consisted of 88 residential units and 147 parking spaces, was acquired by a private long-term investor for operation as rental housing.
