81 Orense Street - SEGIB Headquarters

The Ibero-American General Secretariat (SEGIB) was forced to seek an alternative location for its headquarters in Madrid due to the comprehensive renovation planned for the building it normally occupies at Paseo de Recoletos 8. Since the estimated duration of the construction work was more than three years, it was necessary to find a temporary space that would ensure the continuity of its institutional activities under conditions that were appropriate in terms of representativeness, functionality, and location.

TCGI was marketing the offices located at 81 Orense Street, a property that had previously housed PKF’s headquarters. After this company moved to its new offices at Castellana 280, the contractual commitment regarding the space remained in effect, so the objective was to identify a new tenant to take over the property and resolve the situation in a manner satisfactory to all parties involved.

Thanks to its in-depth knowledge of the Madrid office market and active management of the commercial process, TCGI identified the alignment between SEGIB’s needs and the characteristics of the available property. Negotiations between the parties were coordinated, aligning the timelines, contractual terms, and operational requirements necessary to finalize the transaction.

As a result, TCGI finalized the lease for the Ibero-American General Secretariat at Orense 81, providing the institution with an efficient solution tailored to its needs during the renovation of its corporate headquarters. At the same time, the transaction allowed PKF to be released from the contractual obligations associated with the property, resulting in a solution that benefited all parties involved.
